Fee is due prior to submitting an official purchase offer. Fully refundable (minus expenses) if purchase is not completed.

2. Portfolio Management

Once you own the property, our service is split into a Base Retainer (Foundation) and your choice of Management Tier.

Option Cost Best For
A. Direct Management 5% of Rent Hands-off investors. Full tenant support & rent collection.
B. Oversight 2% of Rent Properties with an existing 3rd party building manager.
C. Self-Use / Vacant None Holiday homes or Land. Services billed hourly (Pay-as-you-go).

Hourly Support Rate: ¥6,000 / hr

Applicable for Option C inspections, special renovation oversight, or ad-hoc errands.
