Core Services & Fees

Initial Consultation, Sourcing & Purchase Facilitation: 150,000 JPY
This comprehensive one-time fee covers our foundational support:
- Initial Consultation: Understanding your investment goals, risk tolerance, budget, and desired property types.
- Property Sourcing Assistance: Leveraging my market experience to help identify and assess potential properties that align with your criteria.
- Purchase Facilitation & Liaison: Acting as your primary point of contact throughout the entire purchase process. This involves coordinating and translating communications with:
- The listing Real Estate Agent (for offer submission, negotiation support, and sales contract procedures).
- The Legal Scrivener (for the official registration and transfer of title ownership).
- The Insurance Company (assisting you in securing necessary property insurance).
- A Property Management Company (helping you select and contract a local PM for ongoing management, if required).

Local Tax Representation: 50,000 JPY per Year
As legally required for non-resident owners earning rental income in Japan, I will act as your official tax representative. This includes handling necessary communications with the tax office and assisting with the filing of your annual income tax returns related to the property.
Ongoing Property Management Options
Once you own the property, choose the management style that suits you best:

Direct Property Management: 5% of Monthly Rent
Choose this option if you'd like Property Pilot Japan to directly handle all aspects of property management, including tenant sourcing and screening, rent collection, property maintenance coordination, and regular reporting.

Local PM Company Liaison: 2% of Monthly Rent (+ Remittance Fees)
If you prefer to use a separate local Japanese property management company (which we help you contract in the initial phase), this service keeps me as your communication bridge. I will liaise with the PM company on your behalf for major issues, oversee reporting, and manage the efficient overseas remittance of your net rental income. (Note: Bank/third-party remittance fees are charged separately at cost).
All fees are exclusive of Japanese consumption tax (currently 10%) where applicable. Service agreements detailing the scope of work will be provided.
